What does an appraisal report include?
In short: The scope of work, the intended use, the definition of value and its date, a description and photographs of each item, the method and data, the value opinion, and a signed certification with disclosures. It arrives as a PDF by email.
Each section has a job:
- Scope and intended use: what I was asked to do and who may rely on it
- Definition of value and effective date: which value, as of when
- Item descriptions and photographs: identification, grade if slabbed, condition as observed
- Method and data: what I compared against and why
- The value opinion: per item, and totalled for a collection
- Certification: my signature, my disclosures and any limitations
The photographs and workfile behind the report are kept under the retention and consent policy.
